| Cuyahoga Metropolitan Housing Authority (CMHA) has served Cuyahoga County for over 50 years with a mission to provide affordable, safe and modern housing to low income families throughout Cuyahoga County. The Garden Valley Estates project represents one of CMHA’s 47 properties scattered throughout greater Cleveland that provides families in need with housing they can afford. With aid from the Federal Hope VI Initiative, stimulus package funds, and developers, Ralph A. Falbo Associates and Pennrose Development, CMHA will transform the Garden Valley area into a model community that will feature the finest in design and construction attributes. The $100 million Garden Valley Estates project, now known as Heritage View Homes will be constructed over five phases. To date, Marous Brothers Construction has been awarded Phase I, II, and III. Now complete, Phase I included the construction of 81 new townhouse-style apartments. Phase II, currently under construction, consists of 40 units in a 3-story apartment building and 17 single family homes. Phase III include a new infrastructure, new roads, three age-sensitive playgrounds, and a 8,300 sq. ft. service building. This phase is unique in that the development partnership has received stimulus package funds for green enhancement features. These features include 50% of all sidewalks will be permeable which will allow rainwater to drain into biocells that will grow vegetation thereby replenishing carbon monoxide in the atmosphere; 50% of all roofing will be energy star which will reduce the heat island effect by 50%; all flooring used throughout the homes will be non-vinyl/non-petroleum based materials; and 10% of the overall energy used will come from photo voltaic panels (solar energy). This project also has Buy American Act requirements which states that all materials used on the jobsite must be manufactured in the United States. When the entire project is completed, over 350 new homes will make up the neighborhood.
