Marous Brothers Construction served as Construction Manager for the $11 million adaptive reuse of a former movie theater at SouthSide Works in Pittsburgh. The project converted the structure into “The Box Office,” a 75,000-square-foot Class-A creative office building featuring expansive floor plates, 17-foot ceilings, and an abundance of natural light. Our team performed selective demolition to open up the space, added a 2,000-square-foot second-floor terrace, and constructed a dramatic two-story lobby with a monumental stair and built-in audiovisual systems. The result is a high-impact, modern workplace tailored for tech and creative tenants, contributing to the live–work–play–stay energy of the redeveloped South Side neighborhood.
