The project focused on selective demolition of the building’s interior to remove non-structural partitions, exposing the original structure and preparing it for transformation. Outdated mechanical systems were replaced with environmentally-friendly, modern alternatives, including a variable refrigerant HVAC system to serve 45 newly constructed one-bedroom apartments. Restoring the building’s character, masonry work, and window replacements were meticulously carried out, incorporating new aluminum windows to enhance the façade. Inside, decorative plaster in the first-floor lobby and community room was carefully restored, maintaining the building’s original charm. The project included the development of clean, welcoming outdoor spaces for residents, with new parking areas, a curved pedestrian path, site lighting, and benches to create an inviting outdoor oasis. Our skilled crew worked diligently on the building’s historic restoration, integrating sustainable design elements to bring this early 20th-century structure into the 21st century. This 12-month project covered 60,465 square feet and achieved compliance with Enterprise Green Communities standards, aligning the building with modern green practices.
