Project Progress: Henson Ridge Rehabilitation - Phases I & II

Comprehensive rehabilitation of an affordable housing community across 24 acres in southeastern Washington DC.
Project Overview:
Located in the Douglass neighborhood of southeastern Washington DC, the Henson Ridge affordable housing community is spread out across 24 acres and comprised of a mix of for-sale and rental townhomes and apartments. This crucial project ensures that housing units built over 20+ years ago under the HUD HOPE VI program meet modern building code and energy standards.
In addition to the planned improvements, SEDC Solar is partnering with the DC Housing Authority (DCHA) and Urban Atlantic to bring a green energy upgrade to the Henson Ridge development—at no cost to residents. In addition to solar energy, SEDC is also providing renewable battery backup systems, ensuring reliable, sustainable power for every unit, even during outages.

Henson Ridge Rehabilitation renovations include:

Exterior: New roofing, gutters & downspouts, siding, windows, exterior doors, lighting, painting of existing wood trim a repair of existing rear deck and stairs.

Interior: New flooring, cabinets, countertops, vanities, doors & hardware, light fixtures, smoke/CO2 detectors, plumbing fixtures, HVAC system and painting throughout.
The Henson Ridge Rehabilitation project is separated into two separate contracts and phases. Each with a mix of 1- and 2-bedroom flats, and 3-, 4- and 5-bedroom multi-story townhouses.

Henson Ridge Rehab – Phase 1
o Cost: $17.66 Million
o Scope: 124 rental units (housed within 35 buildings), the Leasing Office, and playground.
o Mobilization: January 2025
o Target completion: End of October 2026
Henson Ridge Rehab – Phase 2
o Cost: $27.25 Million
o Scope: 178 units (housed within 66 buildings)
o Target mobilization: February 2026
o Target completion: February 2028
Project Update:
Our design-build team is effectively managing all subcontracts. Constant communication and coordination between Marous Brothers Construction and Urban Atlantic, Henson Ridge property management, DC Housing Finance Agency (DCHFA), the DC Housing Authority (DCHA), HousingToHome, Enterprise Green Communities, remains a primary objective and cannot be understated.
Phase 1 By August 2026, 110 of the 124 residential units and the leasing office are all completed and 14 are currently under renovation.
Phase 2 By August 2026, having only recently begun work on this phase, none of the 178 units are complete; however, 23 residential units are currently under renovation.
To facilitate and minimize disruption during renovations, residents are temporarily relocated to vacant on-site units while their homes undergo renovations.
Project Impact:
The Henson Ridge project represents the continuation of our affordable housing work in the DC region. This project not only revitalizes a key housing development but also reinforces our commitment to community-focused construction and excellence in design-build delivery.
