Marous Brothers Construction’s Design-Build Group led the redevelopment of Park Southern Apartments, a 12-story, 360-unit affordable housing community in Washington, D.C. Following six years of planning and coordination, our team began infrastructure work in late 2019 to set the foundation for comprehensive interior and systems upgrades. Each studio, one-, and two-bedroom apartment received new kitchens, bathrooms, flooring, water-source heat pumps, and upgraded electrical panels. Building-wide improvements included a new central HVAC plant, full UFAS and ADA accessibility upgrades, and the addition of fire suppression systems in every unit. Common areas were also renovated, including the community’s multi-purpose room. Delivered under the sustainability guidelines of Enterprise Green Communities, this Design-Build project not only modernized the property but also enhanced quality of life and long-term resilience for residents.
